Marketing is what turns a listing into a sale. Here is everything you can do yourself to get your home in front of buyers, and the honest truth about the one tier you can't reach alone.

Most of a buyer's first impression happens on a screen, long before they ever pull up to the curb. So the goal is simple: get your home in front of as many of the right people as possible, looking its best. A lot of that is fully in your hands.

What You Can Do

Market it like it matters.

None of this needs a license. Work down the list and you will already be ahead of most for-sale-by-owner listings.

Professional photosThe single biggest lever. Buyers scroll past dark, crooked phone photos. Hire a real estate photographer, it pays for itself in interest.
A clear, honest listing descriptionLead with what makes the home special, name the neighborhood perks, and be specific. Skip the fluffy adjectives.
Yard sign with your numberNeighbors talk, and drive-by buyers are real. A clean sign with a rider and your phone number still works.
The for-sale-by-owner sitesPost to Zillow's for-sale-by-owner path, Redfin, FSBO.com, Craigslist, and Facebook Marketplace. Free reach you control.
Your own network and socialYour circle is your warmest audience. Post it, share it, and ask people to pass it along. Word of mouth still sells homes.
An open housePick a weekend, put out signs, and let people walk through. It creates urgency and gets real feet in the door.

You can do a lot. But two of the most powerful places a home gets seen are gated, and it is worth knowing that going in.

The MLS and its reach

When a home goes on the MLS, it fans out automatically to hundreds of sites. On your own, the closest you can get is a paid flat-fee service that drops in a bare-bones MLS entry that you manage yourself. It works, but it is not the same as the full syndication and positioning a listing agent brings.

Zillow Showcase

This one you cannot reach at all on your own. Showcase is available only through a licensed agent, and it is capped at 10% of the listings in any given market. It is the premium, AI-powered listing experience on the most-visited real estate site in the country, and it is the piece I can add to your home that a for-sale-by-owner listing simply cannot have.
